Environmental Concerns
-
Continued load on Floyds Fork by adding nearly 70,000 sq ft of impervious surfaces.
-
Storm water run off causing erosion and flooding issues to Floyds Fork.
-
Additional nitrogen loads and algae blooms in Floyds Fork.
-
Parking lot located in southern portion of the proposal (Lot 2) does not comply with the LDC DRO. The lot is supposed to be located behind or to the rear of the building. It is currently planned for the front of the building. The development is planning for a "future cross section". If parking lot was at rear of building it could be utilized by the future development.

Final plans did not address the LDC DRO guideline.
Positives
-
Development is 46% impervious when LDC allows for even more intensity.
-
Basins are positioned between the parking lots and Floyds Fork.
-
Retaining a large parkway buffer to the north along Taylorsville Rd.
-
Business will create 13 new jobs.
